JOB SUMMARY

Performs regular and complex maintenance and repairs and ensures that contracted maintenance is carried out competently. In cooperation with Director, ensures that custodial work in Credo Senior Living buildings is carried out. Assists with seasonal work. Maintains records consistent with CPSL policies and procedures, all other work as required. Implements a proactive, preventative approach toward building maintenance to reduce long-term expenses. Assists with long-term planning for facilities. Assists with development of maintenance budget.

ESSENTIAL FUNCTIONS:

  1. Performs all aspects of building maintenance, repair, renovation, and upkeep not requiring a tradesperson skilled in an area outside the incumbent’s area of expertise, including, but not limited to: lawn and garden maintenance; moving furniture; applying weather stripping; hanging shelves; light carpentry; changing light bulbs; maintaining sidewalks and grounds; scheduled maintenance (belts, filters, and lubrication) to various equipment; and light plumbing.
  2. Maintains a computerized maintenance management system for tracking work orders, spare parts, and maintenance history for buildings and equipment and completes weekly schedules for all work. In collaboration with Director prioritizes all work orders and work assignments.
  3. Performs emergency repair and maintenance work in the event of a natural disaster.
  4. Operates a variety of large and small power and hand tools used in the maintenance and repair of buildings and structures in a proper and safe manner
  5. Investigates the condition of buildings, equipment and grounds by making periodic inspections and prepares weekly schedules for repairs and improvements in the facilities to ensure that needs are met.
  6. Initiates and implements equipment, utilities, building, and grounds maintenance programs based on best practices with an emphasis on planning/scheduling and performing preventive/predictive maintenance.
  7. Monitors the use and inventories of spare parts, maintenance supplies, and equipment and initiates reordering when necessary.
  8. Schedules installations and contracted work and ensures that such work is accomplished in a safe and timely manner.
  9. Drafts bid specifications, publishes RFPs, and reviews bids.
  10. Performs framing, rough, and finish carpentry to erect structures, partition interior spaces, and frame and trim doors and windows.
  11. Participates in identifying, screening, and hiring contractors in each trade. May supervise contracted tradesmen.
  12. Supervises contracted work to assure quality and completion through review of reports and frequent site inspections.
  13. Ensures town, state, and federal regulations relating to building maintenance are met at all times.
  14. Maintains all safety, health, and environmental laws, regulations, policies, procedures, and logs.
  15. Maintains detailed and accurate records with regard to the annual inspections of equipment, general preventative maintenance, and inventory.
  16. Develops cost estimates for maintenance budget and capital expenditures. Prioritizes duties within budget; develops and implements cost saving measures. Prepares an annual report of all residences to be presented to the Director of Development.

OTHER JOB DUTIES

Assists with housekeeping of residences, including floors swept and mopped, bathroom sinks and toilets cleaned and sanitized, carpeted areas vacuumed, all trash collected and removed from building area, and related work as required and the situation dictates.
Assists the Director in the development of a Budget Improvement Schedule for each building.

POSITION REQUIREMENTS

  • While performing the duties of this job, the employee is regularly required to talk, see and hear.
  • The employee frequently is required to sit and stand; walk; use hands to finger, handle, or feel; and reach with hands and arms.
  • The employee is occasionally required to sit, climb or balance, twist and stoop, kneel, crouch, or crawl.
  • Gross and fine motor coordination to allow the manipulation of equipment utilized in the performance of activities.
  • The employee must frequently lift and/or move up to 40 pounds and occasionally lift and/or move up to 50 pounds.
  • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
  • Ability to withstand temperature fluctuations normally found within an office environment and varying weather conditions that may exist while performing outdoor duties.

KNOWLEDGE, SKILLS & ABILITIES

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.   1. 1-2 years of experience working in maintenance capacity for commercial/residential buildings.
  2. Thorough knowledge of building materials and tools as well as their use in maintenance and repair.
  3. Working knowledge of building structures and systems (i.e., steam and hot water boilers, electrical systems, air-conditioning equipment, etc.).
  4. Working knowledge in one or more of the following: carpentry; plumbing and heating; electrical; general contracting.
  5. Knowledge of various federal, state and county codes and legal requirements involving procurement, construction, fire, safety, and sanitation.
  6. Ability to communicate effectively in both written format and oral presentation.
  7. Ability to multitask and establish priorities.
  8. Ability to maintain organization in a changing environment.
  9. Ability to write reports and business correspondence.

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job that are performed in office and outdoor construction environments. While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles and vibration. The employee is occasionally exposed to a variety of extreme conditions at construction job sites. The noise level in the work environment and job sites is usually loud.
